Bucharest has become a safe city break destination

Gulen Hashmi hotel Tempo Bucharest„The competition became more intense in the context of pricing and Average Daily Rates (ADR), which led to an increasing awareness of ”value for money” among hoteliers, especially those managing two to three star hotels to keep their existing clientele.  A good outcome of this increasing competition is the shift in pricing from a ”catch and kill” focus to the ”value for money” focus. Moreover, the present market competition heavily relies on the competitive set in a certain area, rather than competition among star category” says Mrs. Gülen Hashmi, the General Manager of Tempo Hotel (3 stars), from Bucharest.

Tempo Hotel Bucharest opened in 2004, with an investment value of approximately 1.3 mil Euros. The company that owns Tempo Hotel -Izmir Turizm Insaat ve Ticaret AS, with Turkish capital - also has a 6,600 sqm office building in Otopeni worth 1,8 mil Euros. Furthermore, the company is currently constructing a 14,500 sqm shopping outlet inSnagov, which will be worth 4.0 million Euros once finished. Finally, it has invested in 134 residential apartments in 4 apartment blocks in Otopeni, with a total cost of 3.2 million Euros, as well as 20 villas in the same area worth 1 million Euros so far.Gulen Hashmi hotel Tempo Bucharest

Now that the Romanian real estate market started to boom again after the last economic recession, the Romanian business context appears to be quite stable. Presently, the widerRomanian conjuncture is attracting more and more investors from Turkey, a long-lived and traditional economic partner of our country. As Gulen Hashmi puts it:

Tempo Hotel Bucharest proved to be a very fruitful investment, which recouped itself in only 5 years. After the success of Tempo Hotel Bucharest, we decided to form and expand the Tempo hotel chain in Turkey, which currently consists of 5 properties in Istanbul and 1 property in Izmir, Turkey. Since the hotels in Turkey are relatively new investments, two to three years old, it is too early to make a direct comparison in terms of investment attractiveness”.Gulen Hashmi further comments that she sees Bucharest as a very safe capital to become a promisingly sustainable city break destination. She mentions that the main leisure attractions for visitors of Bucharest are its colorful nightlife at reasonable prices, non-stop life of the capital, as well as the increasing number of events such as concerts and football matches that make the city an ideal city break destination.Gulen Hashmi hotel Tempo Bucharest

The accommodation capacity of Bucharest tripled in the last 15 years

Bucharest’s accommodation capacity almost tripled in the last 15 years. While there were 7422 beds back in 2000, currently there are 19,784 beds in Bucharest. In addition to a lot of new international chain hotels operated under either management or franchise agreements, the industry got more fragmented in the sense that alternative lodging options such as Airbnb, youth hostels, apartments for rent, boutique hotels and lifestyle brands also emerged over the recent years.Gulen Hashmi hotel Tempo Bucharest
